Southwest Boise things to do - World Center Birds of Prey

What is there to do at the World Center for Birds of Prey? You will Learn how The Peregrine Fund was founded in 1984. This is a non-profit organization that has helped to establish how to breed falcons, eagles and condors in captivity. World center birds of prey's involvement in the work done here has contributed to the fact that peregrines were able to be re-established in the east and that California condors are off the brink of extinction. Most of the center is closed to the public since young birds bred here and are also released in the wild and the center cannot let humans get at all friendly with the wild birds.

Bench Bank Owned Homes

See all the current bank owned Bench Boise real estate homes for sale from MLS/IDX.  Banks are wanting to get homes off their books and are discounting to sell which has taken the market down in most areas throughout the United States.  Short sales are another type of selling controlled by the lenders that has driven the market downward.  Finally short sales and bank owned homes are less than 50% of the market in most places in Boise as of this writing 12/26/2011. Nice listings priced fairly that are not bank owned or selling as a short sale are in some cases bringing more money especially if they are clean with no landscaping to be done.

Boise Foreclosures

by Randy Gridley

Check out some fresh Boise foreclosure listings on the MLS/IDX:

See ALL Boise foreclosure listings.

Are you renting your home right now? Is it time to consider investing in your own real estate, rather than making your landlord’s mortgage payment for him? Prices on homes are less than you may think, and the broad supply of Boise foreclosures and distressed properties are partly responsible for today’s market conditions. If you do an analysis of the net cost of owning versus renting, you will discover that you will save many thousands of dollars in the first year alone, especially if you factor in the huge mortgage tax deduction and the inevitable rent increases that will hit you if you stay where you are.

Boise Foreclosures Mean Opportunity

Boise foreclosures are found across the price spectrum and in all neighborhoods, but are a special boon to first time home buyers who are hoping to escape the rental trap. Renters are acutely aware that if today’s market conditions change to higher prices and interest rates, they may be locked into renting for a long, long time. Investors are also taking advantage of Boise foreclosures by purchasing them at low prices for positive cash flow and future value.

Every Market Changes

Every market changes, and every market is different. This market is no exception. Will this opportunity last? The supply of Boise foreclosures and distressed property is declining, market times are shrinking, and prices have started to creep up in some locations. The inventory of Boise foreclosures has dropped because banks have discovered that they need to get these homes off of the books, and are now more willing to negotiate.

Closing Faster

In the past, Boise foreclosures seemed to take an eternity to close; it took a long time for the bank to make a decision, and it took a long time for them to get through the red tape. They still take longer to close than traditional listings, but now are generally taking 120 to 150 days at the most, and will take less time on cash deals.

Your Boise Foreclosures Expert

Foreclosure transactions are different from traditional sales, and each one is unique. I have seen every possible type of distressed property transaction, and can help you compose an offer and negotiate with the bank. My goal as your Boise foreclosures expert is to help you find the best value and experience the smoothest transaction possible. Call me for a free, personal consultation.

Baldwin Park is a fun Idaho community of 300 homes, where neighborhood events draw residents together. Baldwin Park is known for its 4th of July parade that begins at the pool and ends at the community's main park. The short patriotic ceremony is followed by a community pancake breakfast where families bring blankets and chairs for the full picnic experience.

This July 4th celebration is just one of many events organized by the Baldwin Park Home Owners Association (HOA). There's an Easter event in the spring, National Night Out in August, Fall Festival in October and Fall Flower Cleanup in November.

The Baldwin HOA newsletter shares recipes, information about HOA sponsored events and other information needed by homeowners. For example, fall newsletters remind homeowners on what to do to protect their sprinkler systems for Meridian's freezing winter temperatures and steps to take to keep the neighborhood safe for everyone.

This Meridian community has an in-ground pool that serves all 300 homes during the summer.  Renovations are in process and the pool should be ready for use for the summer of 2012.

Baldwin Park also has winding trails for joggers and strollers, playgrounds for children and open common spaces for all to enjoy.

The irrigation system takes water from the irrigation district and assigns each home a scheduled time of day to water. This spreads water usage throughout the day ensuring that every homeowner has adequate water to maintain the attractive landscapes found throughout the community.

All residents are encouraged to participate in the Baldwin Park Homeowner's Association annual meeting which is held in November.

Homes in Baldwin Park – Meridian, Idaho

The average price of homes in this community is $208,278, with 3-bed/3-bath and 4-bed/4-bath homes available. Lot sizes range from 6500 sq. ft. to 10000 sq. ft. (.49 acres). Association fees are $400/yr.
