Tips For The Best Open House Ever

When the time comes to sell your home, you are going to want to move forward with a plan. While creating such a plan can be challenging, the important thing to remember is this: The better your plan is in the present, the less stressful things are going to be in the future. To that end, you are going to want to get the ball rolling by researching and hiring your real estate agent.

Once you have done this, the next step will be to get your house ready for the public. There are several different ways in which you can show off your home. At the end of the day, an open house is perhaps the most effective method. At the same time, it can also be the most challenging, in terms of the work that is going to be required of you at the start. Thankfully, there are several things you can do to ensure things move forward smoothly.

Begin To Build Your Plan

As you can imagine, your open house needs to begin with a plan that emphasizes communication and coordination. Begin the process by sitting down with your real estate agent, and beginning a discussion of what you would like to accomplish with your open house.

Keep in mind the following, as you work to put together the most effective open house plan possible:

  • Since your open house is going to be open to the public at large, you are going to want to take steps to remove as many of your personal objects as possible. This includes valuables along the lines of jewelry, valued collectables, money, and similar items. You are also going to want to have a house that’s presentable from top to bottom, which includes your closets, bedrooms, medicine cabinets, pantries, and even crawl spaces.
  • No matter what you decide for your open house, make sure you take steps to ensure the open house is held during low traffic in the neighborhood. Too much activity can lead people to believe your home is always busy, and they may not stop by.

Make Your Necessary Repairs

Even if you are not specifically planning for an open house, you are going to want to make sure that you have made any and all necessary repairs to your home. This can include roof repairs, reaffixing bricks, or putting your fence back up.

Clear Out The Clutter

Clutter is one of the biggest enemies to the open house. Even before you get the ball rolling on cleaning, you are going to want to take steps to declutter as much of your home as possible. You want to create a space that makes it easy for potential buyers to imagine themselves living in your house. You need to get rid of anything that just doesn’t need to be there. Create clear, open spaces that will give people the ability to appreciate the potential of buying your house.

Start Depersonalizing

Creating an open, neutral space requires more than just decluttering. You are also going to want to remove every personal touch you possibly can. This can include personal photos, any artwork, or anything with significant personal/cultural importance. You may even want to consider painting your walls a more neutral color. Look at depersonalizing as the opportunity to get started on some light packing.


At this point, we don’t really need to sell you on the importance of eliminating offensive odors from your home for your open house. Again, we want to create a space that is going to be neutral on every possible level. Keep in mind that just because you like a certain smell, this doesn’t mean potential buyers will.

Heavy layers of air freshener should be avoided. In general, you are going to want to avoid anything that might leave behind a strong, pungent aroma. A good idea might be to have someone who isn’t used to the smells in your home drop by for a visit. They can help you to make the needed adjustments.

Neutralizing the odors in your home isn’t too difficult. In fact, you may find a lot of success in baking some cookies before people start to arrive. The smell of baked goods can not only eliminate other odors in your house, but it can also go a long way towards giving your home a more inviting smell. Cinnamon rolls, breads, and other baked treats can accomplish the same thing, but avoid peanut butter. Some people are extremely allergic to peanut butter.

Don’t Forget About Curb Appeal

In many cases in our lives, we only get one chance to make an impression. This thought can most certainly be extended towards open houses. While it would be nice if people didn’t judge a book by its cover, if only because that would make it easier for the rest of us to prepare our home for the open house, the truth of the matter is that people are generally very careful about house-shopping. As you can imagine, this is the kind of thing someone isn’t going to enter into lightly. If you don’t have significant curb appeal for your home, you may lose out on a significant number of visitors.

Enhancing the curb appeal of your home is not difficult by any means. Have your roof, gutters, windows, doors, and everything else associated with the structure inspected, cleaned, and possibly repaired. You are also going to want to do everything possible to ensure the front and backyard look great, as well.

Believe it or not, you still have a little way to go. However, if you are starting to feel exhausted with the whole thing, don’t worry! You are almost done. More importantly, most of the stuff you need to do for your open house only needs to be handled the first time around.


We have left cleaning close to the end of our list. There are a couple of reasons for that. In the first place, this is the kind of work you want to hold off for as long as possible, but still prior to the open house. Furthermore, this kind of work seems to be more satisfying, and ultimately, more effective, when you save it for the home stretch.

Vacuuming the floors, washing your windows, and sweeping up your patio are just a few of the simple things you can do, in terms of cleaning up for your upcoming open house.

Staging your home is one of the last things you are going to want to do. Arranging your home to create an optimal impression can include adding neutral features, or anything that will give you the best space and aesthetics possible.

On The Big Day

When the big day finally arrives, relax! Make sure you have something to serve to guests. Cookies, mints, water bottles, or even a glass of wine are all possibilities. Just remember that anything you serve to your guests is stuff that you are going to have to clean up after your guests leave.
