1. Attractive Hardware

New knobs and pulls can really help to dress your old cabinets up and give them new life.  Keep in mind that hardware for cabinets can get quite expensive and elaborate.  One ornate knob can cost as much as $30 or even more.  However, you can also get a big bang out of a few dollars by purchasing contemporary, simple hardware in 10 packs for $20 or less.  That is only $2 per knob.

2.  Apply A Fresh Coat Of Paint

Painting your cabinets is one of the fastest way to update your old cabinets and provide them with a fresh, new look.

It is quite cost-effective to paint cabinets yourself.  All you need is a cleaner, some sandpaper and a couple of gallons of paint.  However, it can be time-consuming.  Most cabinet surfaces can be painted, but the key to success is proper prep work.  For melamine and laminate finishes, make sure to use 150-grid sandpaper to rough the surface up.  Then apply a quality bonding primer.  Top the job up by painting your cabinets with the color of paint that you have selected.

Keep the following tips in mind for this DIY paint project:

•  Lighter color paints can make your kitchen appear larger.

•  Don't skimp on prep work.  Clean the cabinet boxes and doors thoroughly to remove dried on gunk and grease.  Use wood putty to fill in nicks or holes and then sand.

•  Sand after every coat of paint.  This will help to ensure that the final coat looks perfect.

•  To paint, lay doors flat.  Wait for a side to dry completely before you paint the other side.  This can be time consuming.  However, you will avoid getting ugly drip marks on your cabinets.

3.  Crown Molding

To add a nice touch of elegance and class to the tops of your cabinets, try crowning molding.  Primed composite three-inch crown molding with dentil design frequently will cost only $20 for 8 feet.

The easiest time to add molding is when you are repainting the cabinets.  This will ensure you get a good match.

If you are ordering wood molding to match from the cabinet manufacturer, you need to be aware that there could end up being a color difference between the older cabinets and new moldings.  Natural wood cabinets, in particular cherry, darken as they age.

4. New Glass Inserts

Changing a cabinet door's glass insert can help to change the entire feel and appearance of your kitchen.

Decorative glass can give stock cabinets a custom look.  However, not every cabinet door can take advantage of this type of change.  The cabinet door needs to have a removable panel.  You can check the back of the doors on your cabinets to see their center panels can be removed.

There are many different kinds of glass  inserts, including antique, raindrops on water, bubbles and contemporary.  They cost approximately $7 to $9 per square feet.  That means you can change the appearance of a 30 x 24 inch, 2-door cabinet for $35 to $45.

5. Task Lighting

It used to be that the only way that light could be shed on kitchen tasks was to hard wire under-cabinet lights.  This was a messy and expensive job.  However, lighting can be added inside and under cabinets with peel-and-stick, battery powered LED lights.

Hard-wired lights are brighter than battery-run lights.  However, with an approximate cost of only $8 a piece, you'll be able to afford purchasing several of them and spreading them throughout the kitchen.

Kitchen Cabinet Remodeling: 5 Updates for Under $100

by Randy Gridley

1. Exotic Hardware -

Pulls and knobs are similar to kitchen jewelry that could help dress up cabinets handsomely. Kitchen cabinet hardware can get quite expensive at times costing more than $30 or $40 per piece. But there are also contemporary plain hardware which are quite inexpensive - 10 packs are available for $20 at big box stores. Don't plan to drill more holes in the cabinet while remodeling it. One hole hardware should be replaced only with one hole upgrades. Likewise, two hole hardware with tow hole upgrades. This would help to save a lot of time and money on your part.

2. Upgrade the Painting -

A fresh coat of paint will help to remodel your kitchen cabinet like no other upgrade would do. Do-it-yourself type of painting is cheaper but time consuming. Even though painting is not difficult, the preparation part is the most important aspect in order to achieve success with the project. A few gallons of paint, cleaner and sandpaper are what is needed for the project. You can have whatever finish you wish, like melamine or laminate, but be sure to clean the surface with 150 grit sandpaper and apply the bonding premier before completing the job with the color of your preference. The below tips would come in handy if you are thinking of a Do-It-Yourself project in painting your kitchen cabinet.

. The preparation is the most important part if you want to have success with your DIY painting project. Clean the doors and drawers of the cabinet thoroughly in order to remove grease and other impurities. Fill all the holes with wood putty and use sandpaper on it.

. Using a light colored paint will make your kitchen appear bigger than normal.

. Use sandpaper on each coat of paint so that the final coat of paint would be perfect.

. Doors should be laid flat and painted. Don't paint the other side till one side is completely dry. This will help to avoid ugly drip marks on the doors.

3. Molding -

You could add a touch of class to the old kitchen cabinet by crown molding it. You would be surprised to hear the price of a three inch, prime composite crown molding. A crown molding with a dentil design would only cost you $20 for 8 ft. Adding a molding is extremely easy when you are repainting cabinets, since you can get a perfect match at that time.

Ordering matching wood molding from your cabinet manufacturer will result in a slight color difference between the older cabinet and the new molding. Natural cherry wood cabinets are said to darken with age.

4. Fancy Glasses -

Change the look and feel of your kitchen by changing the glass of your kitchen cabinet. Mr. Anthony Longo, a glass panel seller says that decorative glass would give a stock cabinet a custom look. Be careful, since all cabinet doors will not suit a changeover. Your cabinet door should be equipped with a removable panel if you are to change the glass of it. Check the back of the cabinet door to see if the center panel could be taken off.

There are many types of glass panels in the market. Raindrops on water, bubbles and antique are some of the most exotic which costs between $7-9 per sq. ft. Changing the looks of a two-door, 30 X 24 inch cabinet will cost between $35-45.

5. Lighting -

Under cabinet lights are a great way of lighting up your kitchen. It is somewhat of a messy task, but a battery-powered LED light would be quite easy to setup. Even though they are not bright as the hard wired lights, at $8 each, you can install several of them in your cabinet. Also, LED lights last for thousands of hours of use.

The Basics Of Selling A Home: What You Need To Know

by Randy Gridley

Real estate will vary from state to state and even city to city. What you can sell for top dollar in a metro area, will only be worth a fraction of the price in a rural area. But no matter where you're located, the tips in this article will help you to get top dollar for any property that you're trying to sell, in any location.

You don't need to wait until spring to put your home on the market. A common misconception in real estate, is that this is the only time of year to sell your home for a good price. The truth is that there are buyers all year round, so by having your home available to them during the winter months, you may snag a sale someone else misses out on.

Planting trees is an investment in your homes future. Trees that provide shade are always a great choice for both beauty and for efficiency. A shade providing plant can cut your home's cooling costs by up to 40 percent when it is fully grown. Trees also provide attractive curb appeal for prospective buyers.

If you own a website where you advertise your real estate, releasing a press release is a great way to increase your visibility. When you release a press release and share news with your consumers, you increase your search engine visibility and promote your services in the long run.

While it might be tempting to pack things into every nook, corner, and cabinet in your house, this strategy will not do you any favors in the eyes of prospective buyers as they tour the house. Remove clutter from the garage, closets, and storage areas; this creates an invitation for buyers to imagine all the things they could do with the extra storage space if the home was their own.

Fix those squeaky, creaky floors before putting your home on the market. Noisy floors can be very distracting to a potential buyer. If their focus is on the squeak, they won't be paying attention to all of the lovely things in your home that you want them to notice.

If your ceilings and walls are stained, with smoke or grease, you should repaint them before showing your house. Buyers can be turned off by these things. Repainting is not very expensive and it can normally pay for itself. If you have cracks in your ceiling or walls, try to have them filled in before you try to sell your home.

It is not a wise idea to invest too much into a property you are trying to sell, but you should invest a little to get the place spruced up. Polishing the woodwork and putting on a fresh coat of paint will show any potential buyers that you take pride in what you are trying to sell them.

If you need to add plants to improve your landscaping for showing your house, do not add trees. Immature trees look scrawny, and they really do not add any appeal to the landscaping. Mature trees are too expensive. Instead, consider planting bushes, which will give your landscaping a fuller, more established look inexpensively.

Sell your home year round. A lot of people only try to sell during the summer and spring because they are the busier times for the real estate market. While these times may be busier, they are not the only times in the year when people are looking to buy a home.

To prepare yourself for selling your home, starting viewing your house as a product, and make it less sentimental. Remove clutter and personal objects like photographs to make it easier for potential buyers to imagine their own items in the house. Keep the home tidy and neat to demonstrate to buyers that you take good care of the house in general.

If one wants to increase the value of their house for the real estate market they can increase its security. Often a big concern of a potential buyer when moving into a new house is will it be safe. Having a security door installed and other security features will help a house sell.

While it may be a drain on your electric bill, go ahead and leave lights on during the showing of your personal real estate for sale, even if it is during a day time showing. A residence with the lights on seems more inviting and adds a "like home" feel to the household.

Don't be afraid to highlight your home's selling points to the appraiser. The person who comes in to appraise your property may not be familiar with the area. Make sure to tell him about any upgrades that you've made to your home and mention why your residence stands out from others that are nearby.

If you are selling your home in the summer, make sure to mow your grass at least two times per week. You want to keep your lawn looking attractive; curb appeal plays a large role in bringing buyers into your home. Consider mowing diagonal lines on your lawn for added dimension.

When you are trying to sell your house or another property, it is important to make sure you place good advertising. Put ads in the newspaper and mail out flyers. The more people that know your house is for sale, the more people will come to see your open house.

The pictures of your house can get a lot of potential buyers interested in your property. You can post these online or in the newspapers. Many real estate agents will send a picture of your home on a flyer, and have more detailed pictures up on their website for people to see.

You obviously want to make a nice profit or else you wouldn't be attempting to sell your real estate. This isn't always easy to do, even if you're dealing with ideal market conditions. The tips contained in the article you just read, will help you when you're making your next big real estate move.

Learn The Right Steps To Take To Sell Your Home

by Randy Gridley

It's important to be sure of when the best time to sell is, why you want to sell your home and if your neighborhood is doing well at this time. This article can help with these fairly confusing factors.

It's the listed price. If you truly want to sell your home, then you have to be realistic about what it is worth in the current market.

TIP! Find out as much as you can about the pricing of properties in your selected area. This information will give you a better understanding of the neighborhood.

When selling a house, clear as many items out of it as you are able to, even if you still live in the home. Potential buyers have to mentally put themselves in the home in order to seriously consider buying it. Of course, doing this also makes it easier to pack once it comes time to move.

Have your furnace and central air conditioning units inspected and serviced before you put your home on the market. As a general rule, home buyers expect the basic functions of a home to be working well, and this includes the air conditioning and heat. If a house requires immediate maintenance, or the purchase of such items, buyers will be deterred from putting in an offer.

The season greatly affects the housing market in many locations of the country. To make your home appear more inviting for prospective buyers, use autumn-inspired decor throughout the house. During the autumn months, you should keep the yard well maintained. Ensure the leaves are raked and disposed of.

TIP! Be certain you spend enough time on the endeavor to really understand it. To remain successful in real estate, you may just find that you need to give up some of your other outside passions.

Add some extras into the sale of your home, to make it appear more appealing, and a better deal to potential buyers. For example, you might've seen listings in which people include appliances in their home's purchase price. This will make potential buyers more interested in purchasing your home. See what's in fashion and affordable, then your closing deal can include it. Using such products can greatly improve your success rate for selling the home.

Use as many different channels as possible when searching out buyers for your real estate. If you take advantage of websites, real estate agents, newspaper listings, and even street signs, you'll be able to reach a huge amount of people. It is important to take advantage of every possible alternative in order to maximize your effectiveness.

If you decided to paint the interior of your home prior to selling it, do not select colors according to your own personal preferences. Rather, select traditional, neutral colors like off-white, eggshell, or taupe. A home is always more appealing to a prospective buyer if it has a brand new coat of paint.

TIP! If you wish to invest in properties, consider the amount of time you can give for managing it. Tenant problems can be extremely time consuming.

Declutter your home to increase its overall appeal to those who view it. Any closets should be clean, organized, and clutter-free. Clean out the cabinets in the kitchen as well, but leave behind some higher-priced, fancy label items to give the appearance of class.

Paint your home in neutral shades so they can imagine themselves in the home. Do small things that make the house seem homey to buyers: have some scented candles burning, bake brownies and offer them some. Giving them a home they remember can turn them into your home's new occupants!

The best quick fix you can provide your home with before selling is to provide the walls with fresh paint. The great thing about painting is that it is something practically anyone can do. With a little time and effort, you can do this task as well as a professional. Painting can make older walls appear new. Be sure you select a neutral color such as off-white.

TIP! Select places that you know well, and in area that will interest lots of possible clients. This is particularly important, as you can have the most resale value possible.

The roof of your home is really important when selling, so make sure that the roof is sturdy, free of leaks and free of rot. A lot of buyers will avoid buying a house with a bad roof. If it is not fixed, offer potential buyer a certain monetary allowance in order for them to get the roof fixed if they buy your home.

It's great if the inside of your house is beautiful, but don't forget to walk around outside to make sure that your yard looks just as appealing. Focus on your home's "curb appeal". It's important that the outside of your house draw potential buyers in from the very beginning. If something catches your eye that might be considered a negative, now is the best time to fix the problem.

Be sure to optimize your landscaping before you begin trying to sell your home. The appearance of an unkempt lawn that is cluttered and neglected will discourage any potential buyers from entering the home to look at it.

TIP! Property values go up and down; don't make the assumption that it will go up only. It is dangerous to assume that any piece of property will rise in value.

Before signing a contract with an agent, evaluate what you want in terms of pricing and commitments. Remember that items, such as appliances, will help your property sell and will add to the value of the home. However, you will also need to be clear about what items are not included with the sale. You should take time to lay out all the conditions of any sale in your listing, in order to avoid future misunderstandings.

This process will take too much of your time. There are tools to help FSBO sellers manage the complexity, but they do generally eat into the profits from the sale.

As previously mentioned, knowing why you're selling can be as vital as knowing when you should sell. The information you've read here is the best you can find when it comes to all the various areas of the real estate market Take this advice to give you an easier chance at selling your home without a lot of stress.

Affordable Improvements To Make Your Home Sell Quickly

by Randy Gridley

Successfully selling homes and other properties takes a lot of effort and time. The best chance sellers have to profit from the sale of their property are those with the most information. This article is packed with tips and advice that will help you to become a well-informed property seller.

Lots of people are frustrating by the amount of small tasks that must be done, including maintaining the lawn, doing paint work, and having to do small repairs. Unfortunately, failure to follow through with these updates may ultimately snowball into a major problem that must be addressed before listing a home on the market.

The price makes all the difference. Make sure you agree to a price that you and the buyer will be satisfied with.

Have the relevant information that a potential buyer may ask about at hand when selling your home. Keep records of the companies and professionals who have worked on the house, complete with details of the jobs performed. This will give the buyer a good idea about the kind of care that was put into the home during your ownership.

Add bonus value to the sale of your property. For example, perhaps you've heard of people supplying appliances to the person who buys their home. People generally love a great deal, or to get something for nothing, so adding these big ticket appliances into the sale of you home can help attract buyers looking for a great deal. Look at things that are in high demand, and if they are in your budget consider adding them when you close. Your success rate can be influenced by these extras.

TIP! Get to know others in the real estate market. People who have already done this have valuable insight to share with you.

You may find you are getting some good offers depending on your house, the market and your listing price. If you want to sell your property as quickly as possible, remain flexible and take the first decent offer. If there is no rush to sell the home, wait until you receive an offer that you feel comfortable accepting.

If you're painting your house's interiors before putting it on the market, don't choose colors based on what you'd like the room to look like. A taupe, eggshell or off-white color will work best. When you freshly paint your house, you make it seem warm and welcome. However, be sure you choose the colors wisely so you don't drive buyers away.

Make your house more appealing by cleaning out clutter. Remove as many items from your closets as possible and organize the rest. Dust inside the closet so that buyers don't risk allergic reactions when they open closet doors. Clean out your kitchen cabinets and just put in a few attractive gourmet items to spiff them up a bit.

TIP! Figure out the amount of time you can really devote to managing your real estate investments. There are always going to be things that come up with tenants that can eat away at your valuable time.

Be sure the counter tops and appliances are clean. Also, make sure all floors are free of debris, and that all bathrooms are sparkling. Tell your kids to place their toys away. Do not leave clothing or dirty laundry any place where it can be seen. A clean home gives buyers more opportunity to focus on its positive aspects.

Don't leave the curtains closed when a buyer is touring your home. They will want to see the quality of light in your home. Lift all of your blinds, pull back the drapes and curtains and you should be good to go. If the weather cooperates, open your windows and let the fresh air in.

Buyers and sellers alike will benefit by setting goals as to what they expect when they jump into the market for real estate. A buyer can truly resist anyone swaying them when they commit themselves to ideal amenities, locations and prices. You can keep away desperate buyers when you lay down some serious prices and other guidelines which can help you filter out people who you might truly consider selling to.

TIP! When looking at possible properties for investing in, trey choosing something that has the potential to rise in value. Make sure that you take the future into consideration.

Your house should be ready for sale toward the end of the winter or by the beginning of the spring. More than likely, most buyers prefer to be established in their new home by the end of summer.

When preparing your home for sale, avoid putting in new flooring unless absolutely necessary. You will end up spending a lot of money and will not even be there to enjoy the renovation. Rather, give the floor a thorough cleaning and fix any spots the best you can to minimize any negative impressions.

Don't spray air freshener or light scented candles when selling your home. Some people can be overwhelmed by smells or even allergic to certain ones. This could even prevent a potential buyer from making an offer. If you are concerned about the smell of your home and want it smelling nice, try putting out some bowls of potpourri.

TIP! Make sure you take the time to learn the ropes before making your first purchase. This will put you in the best position to make money.

Take into account that selling your home can have some impact on your normal lifestyle. Be ready to receive a lot of phone calls, deal with rude or flaky buyers, and spend a lot of time showing your property. Privacy invasion is something that you won't be subjected to when you hire someone who is a licensed professional in real estate.

You need to learn everything you can about the real estate market to maximize your profits upon selling your property. The article you just read is a great way to start to your learning process, but it does not have to stop there. If you are serious about always making the best profit, you will make a sincere effort to stay on top of the market.
