Today, however, the city of Boise decided to preserve the land by converting it into a recreational and wildlife area. Those wanting to go on bike rides to explore the area may also do that by following the several paved trails looping around the reserve. There are also partially developed trails to give way to service vehicles and access to bad weather riding.

Camel’s Back/Hulls Gulch Reserve

Both of these areas are very popular not just among mountain bikers – it comes with challenging, steep climbs and amazing views – but also among those who simply love watching wildlife in the ponds. There were originally plans to develop the place but, in the 1990s, through the federal funding, the combined efforts of the citizens of Boise prevented it from being developed. Currently, projects are being undergone in order to restore and preserve the landmark to ensure that the local and rare plant life is protected as well.

Polecat Reserve

Compared to the other trails and green areas in Boise, Polecat Reserve is fairly new, having been developed only in 2007. The place features 7 miles of trails, mostly easy grades perfect for beginners, paired with stunning views that will make you forget that you are in very close proximity to the city. The area provides the best place to see the Treasure Valley and the Boise Ridgeline as well.

Shafer Butte Area

Those seeking more challenging trails will love trying out the 30-mile trail in this high elevation. The Shafer Butte Area allows one to bike through the forest and experience many types of trails as well. The trail will often require bikers to start with a climb then a descent when taken from above the road. Below the road, one will have to descend then end the trail with a climb.

House Super-sizing: Homes Are Getting Bigger In Boise, Idaho

According to research conducted by the United States Census Bureau in 2013, it has been noted that home buyers are showing an inclination to larger homes.  The preliminary data showed that a new record had been set stating that homes are in fact becoming larger in comparison to previous years.

Nowadays, the typical new home is approximately 50% larger than the 1973 counterpart, according to the Census Bureau who began data recording in the mid-1970s. It seems that the size of new homes are on the increase moving from an average of 2,362 square feet in 2009 to a staggering 2,579 square feet in 2013 - that's a while 300 square feet difference!  This was evidenced in a report done by the National Association of Home Builders (NAHB).

The NAHB also states that in order to meet the size demands of these larger homes, the number of bedrooms is also on the rise.  It has been seen that of all homes build, a minimum of 48% presented with four bedrooms in 2013; whereas only 34% of all homes had four bedrooms or more in 2009.  It's also been suggested that the traditional three-bedroom house will be traded up for a bigger size due to the growing bigger home trend.

Additionally, the number of bathrooms has increased over the past few years with 35% of homes boasting three full bathrooms in 2013.  A full 13% rise from the 23% in 2010.  Garages for three or more cars have also been on the rise from 16% in 2010 to 22% in 2013.

Why are the homes becoming larger?  The answer may lie in new home owners having greater credit scores and higher incomes than in previous years, making the average home sale price approximately $318,000 in comparison to $248,000 in 2009.

Additionally, recent research by the NAHB on new home buyer characteristics indicate that first-time buyers will purchase smaller homes at lower prices then trade up.  However, these first-time home buyers who represent 40% of the market are steadily eliminated from the market due to tightening credit rules and mortgage rates.  This could further explain the increase in the average home size.

 

It is spring once again, and just like every other year when you trade your dull, heavy winter clothes for lighter and carefree attire as the days start to grow longer and warmer, you should do the exact same thing for your home.

The good news is, getting your home prepared for spring really doesn't have to take lots of time or money.  The work can all be done in one weekend, and you will only have a few inexpensive items to buy for the project.  Here are six fast and inexpensive ways to give your house that perfect spring makeover without spending a fortune:

1) Sheer Beauty Is Back In Style

Take those heavy winter drapes down and put up sheer curtains, panels or valences instead to provide a light and airy look.  For your design, consider lively items such as stripes, butterflies, swirling ivy vines or even polka dots.  These window treatments are very simple and can most likely work with your existing curtain rods.  For a nice change you could try using a wrought iron rod.  The ivory, cream or white tone from the sheer will provide the room with a brightening and airy effect that was once ensconced in heavy, warm winter fabrics.

2.  Add A Nice Zest To The House

All-natural ingredients can be used to infuse your house with an organic and fresh feel and smell to it.  Whenever you are looking to add a touch of spring to the room, add elements such as stones, pebbles, wood and fruit.  Add river stones to a glass vase for a textured and natural look.  Another idea is to fill a vase or bowl with bright yellow lemons or green shiny limes.  This natural and fresh decoration can be added to a dining table, coffee table or the mantel.

3.  Make A Bold Statement With New Hardware

One very quick yet inexpensive and effective upgrade is to add new hardware.  Just simply changing drawer pulls and knobs in the kitchen or in the bathroom can make a dramatic and eye-popping difference.  If your kitchen has traditional cherry cabinetry with brass hardware, you can always replace it by using a trendy brushed aluminum instead and knobs with interesting designs and shapes.  For a very fresh and light look you could select lightly tinted or clear multi-faceted knobs in the shape of squares or flowers.

4.  Wash Your Windows

To really get a fresh, new outlook, wash your windows from both the inside and the outside.  Not only will you wash away the winter grit, it will also allow you to look out on the blooming flowers and all the other wonders of spring.  The bright sunshine will enter the room and provide a nice warm glow to the walls, artwork and carpets.  Use newspapers or packing paper to wipe your windows down with.  The qualities and textures of the newsprint provides a streak-free finish to the glass.  This simple spring cleaning task will make a wonderful different to your home.

5.  The Power Of Flowers

It just won't feel like spring unless you have tons of pots filled up with beautiful, blooming flowers such as paper whites, tulips and hydrangeas.  You could just use the standby terra cotta pots.  However, you may want to look form something a little different.  Add daffodils to old fashioned country bowls and set them on the kitchen windowsill.  For a very elegant look, plant ivy topiaries inside a tall urn.

6.  Introduce Color And Texture With Wallpaper

Add a new color scheme or pattern to your room by adding wallpaper to the walls, or freestanding shelf or even an open-faced hutch.  You may want to choose a busy floral, lively stripe or something a little less dramatic.  To add the wallpaper to a piece of furniture, all your need is scissors and some glue to complete the project.

Captive Breeding And Research

The research facilities at the center are designed to improve the reproduction, health and efforts for reintroduction of endangered species.  Information is also collected on raptor's general biology.  The science behind these efforts focuses on understanding of how the environment, aging and diet can affect the lifespan, reproduction, growth and health of the birds.  The center's propagation program has played an essential role in the Peregrine Falcon's successful recovery.  In 1999 it was taken off the U.S. list of Endangered Species.

Currently the organization breeds endangered Aplomado Falcons and California Condors at World Center for Birds of Prey.  Aplomado Falcon chicks get released to New Mexico and Texas wilds.  Condors are released in the Northern Arizona wilds.  Captive birds that are inside the breeding facility get monitored by video, allowing detailed behavioral information to be collected.  Studies on genetics, nutrition, contaminants and disease help biologists with evaluating problems that birds face out in the wilderness.

Education

The Peregrine Fund has helped to make the birds of prey much more accessible for the public through the Velma Morrison Interpretive Center, which was founded in 1994.  The facility features multi-media shows, interactive displays and live demonstrations with Owls, Eagles, Falcons and Hawks.  Visitors can observe live Harpy Eagles, California Condors and other kinds of birds of prey.  There are three components to the environmental educations program: outreach, school-endorsed programs and general public.  All three of these components make use of live raptors as a way of promoting the conservation of the habitat as well as the birds of prey themselves.  Approximately 30,000 people visit the interpretive center every year. 

 

Archives And Library

The Herrick Collections Building was completed in 2002.  It houses The Peregrine Fund's scientific specimen collections and research library along with the Archives of Falconry.

The collections in the Research Library include over 20,000 monographs and books along with partial or full runs of over 1,400 technical journals, maps, CDs, videos, newsletters and conservation magazines.

The Global Raptor Information Network of the library is an online service providing species accounts that are in encyclopedia style of Falcons, Eagles and Diurnal Hawks.  It connects conservation organizations and raptor researchers via a global communications network.  Information is posted on Raptor conservation issues and research findings.  The specimen collections of the libraries include almost 300 avian study skins as well as over 13,000 eggshells that researchers can use.

Included in the Archives of Falconry are memorabilia, Falconry equipment, field notes, art work and an extensive media collection on Falconry.  Modern Falconers have been instrumental in helping to organize the successful recovery of the Peregrine Falcon, which was once endangered.

The extensive library collection at the Archives of Falconry consists of 1,800 books on the subject of Falconry, which includes some originals that date all the way back to 1495.

In 2006, the size of the archives doubled.  Sheikh Mohamed Bin Zayed donated a 3,0000 square foot addition in honor of his father, who was the United Arab Emirates founding president.  On display in the new wing are memorabilia, an Arab tent and displays relating to Middle Eastern falconry.

Weather, Pools Factor in Home Listings’ Value

Who isn’t ready for summer? One group that’s clearly already there is this spring’s sellers: everyone whose home listings in Boise are already racking up page views. For them and everyone contemplating taking advantage of the busy spring selling season, an interesting fact has come to light. It puts numbers on something that most of us feel intuitively.

It was the Wall Street Journal that recently called attention to it. They uncovered a study from BYU showing that when home listings including swimming pools go into contract in the summer, their selling price is an average 0.22 percentage points higher than the baseline price for the rest of the year.

This was a huge study that sampled more than four million housing transactions from 1998 to 2008 in 27 states. For a $500,000 home listing, that difference translates into a roughly $2,000 premium — just for selling a home when the thermometer’s popping!

It does stand to reason: think of how inviting that cool blue water looks after a hot day of house hunting. Prospects have probably been driving from house to house in a car that’s had to have the AC cranked up. Then compare with January, when a look at a backyard swimming pool is more apt to summon up thoughts of trying to stabilize chlorine levels than of enjoying a plunge into chilly water.

So how does this reflect on home listings in Boise this spring? If you own a home with a pool and are putting off a decision to sell, the lesson seems to be that seasonal functionality is real — and working in your favor. The professors at BYU reported that, generally speaking, early spring is a good time to snag late summer buyers. I have to agree: when the weather is nice, my clients set a scene making it easy for potential buyers to picture themselves enjoying that pool. They bring out the deck chairs and the fluffy towels!
