What is a Buyer’s Agent and Do I Really Need One?

In today’s buyer market, many home buyers feel that they can navigate the home buying process by themselves. With online listings and For Sale By Owner homes, it seems there is no need for a Realtor, right?  However, with such a buyer’s market out there, it may be more important than ever to have a Realtor on your side.

What is a Buyer’s Agent?

There are two types of real estate agents – a seller’s agent and a buyer’s agent.  What is a buyer's agent exactly?  A buyer’s agent is an agent that works on the side of the buyer.  A buyer’s agent is there to help the buyer through the process of buying a home. They help the buyer with making offers and even all the paperwork involved. Unlike a seller’s agent, the buyer’s agent is loyal to the buyer, carries out the requests of the buyers, and is accountable for all the monies involved in the transaction.  In addition, the buyer’s agent will disclosure all pertinent information to the buyer as well as keep in confidence anything the buyer tells him or her, unless, of course, it is something they are required by law to disclose.

Why a Buyer’s Agent?

Now that you know what a buyer’s agent is, do you think you really need one? Wouldn’t it be good to have someone on your side during the buying process?  Hiring an agent for you can help you relax during the buying process. A buyer’s agent will help you find the homes that meet your requirements, make appointments for you, and even help you with making an offer if you are ready to make one. They can be at the closing to answer your questions and help you navigate any issues before your move in to your new home.
Having a buyer’s agent is an excellent way to make sure you find the best home for your money and make it through the home buying process with as little stress as possible.  Though you could contact the sales agent on the For Sale sign, you need to remember that that agent is on the side of the seller, so consider getting a Realtor on your side and hiring a buyer’s agent. You will be glad you did.
