Investors have taken note of Nampa real estate, not just for the quality of life and long-term value gains; Nampa properties earn excellent rental returns. Investors are scooping them up, as the return easily meets the 1% rule of thumb. Homes within a three mile radius of Idaho Center are of special interest, and investors are buying homes here that are typically 1500 square feet and built in 2000 and later. The Nampa real estate inventory offers three bedroom homes with a family room or four bedroom homes for a mere 85-90K, and will typically rent out for $800-$850 per month. A four bedroom home with a family room can be purchased for 90-100K and will easily pull in $850 per month. Three bedroom, two bath, two-stall garage Nampa real estate listings are available from 70-80K and can readily be rented out for $700-$800 per month. Surprisingly, many of these homes are in good condition, and might not require much more than new carpet and paint.
